After booking and when the payment process has been completed, you will immediately receive an email containing all the information regarding your booking.

Check-in and check-out dates, total number of nights, outstanding balance. In the following 24 hours you will receive by email the final confirmation containing also the complete address of your property and the telephone number of the person in charge of check-in. Please print it out and bring it with you. Please check your junk/undesired email folder, if you haven’t received anything after 24hrs.


At booking you will be charged 15% - 30% of total price of stay, depending on the apartment and the season. This amount is not refundable.

The rest of the payment is due in CASH when you check-in, unless stated differently in your confirmation email.

Rules applying to cancellation

There is only one rule: If you cancel less than 15 days before arrival, you will be charged 100 % of the total amount.
We advise you to take travel insurance. In case of any cancellation, even due to any major incident, the conditions of cancellation will be applied as stated above.

Cleaning fee and admin. costs:

We apply a fixed fee of 50,00 Euros for each booking. It includes initial cleaning, credit card commission, administrative fees and local VAT.
No other costs will be charged on your credit card.

Check in – Check out hours:

Unless stated differently in your confirmation email, these are the general rules:

Check-in time: from 3 PM to 8 PM is free of charge
Check-out time: before/at 11 am

If you require an early check-in before 3pm, (subject to availability of the apartment) we can arrange it for you for the extra cost of 30€
Late check-ins after 8pm are subject to an additional charge of 30€
Late check in after 11 pm is subject to an additional charge of 40€.
Late check in surcharge is paid cash upon arrival.

Latest check-out time is 11am; if you wish to stay longer, there is an extra fee of 40€. This is subject to apartment availability and has to be arranged with us before your arrival or during your stay.

Security deposit:

Security deposit against damage is 300,00 Euros and has to be secured by a credit card (only VISA and MASTERCARD) with a pre-authorisation made at check-in.
This pre-authorisation will be automatically reversed 3 working days after your check out, provided that there is no major damage in your apartment.

Additional request:

Baby cot: additional cost of 10€ per day.
Pets: Additional cost of 50,00 Euros for the extra cleaning fee. Please note that some owners do not accept pets, so this MUST BE ARRANGED WITH US BEFORE YOUR ARRIVAL


For children older than 3 years, the price is the same as for adults. Under this age they can stay for free.


Please note that VAT is included in your pre-booking payment but not in the owner’s amount due at arrival. If you require an invoice over the total amount, there is an additional 8% that will be added on the total price displayed. Invoices must be requested before checking in.

Reservation Change:

For every change on the dates of your original reservation, additional 35,00 Euros will be charged.
The change of dates is possible in the following cases:
Prolonging your stay: If the same apartment is available, the change will be applied only after we receive the payment for the additional nights (in this case we won’t charge 35€ change fee).
Reducing your stay: subject to no refund.

Change in the number of guests:

Increasing the number of guests: possible if the same apartment has the necessary capacity and after paying the additional price for the extra guest.
Reducing the number of guests: subject to no refund.
It is strictly forbidden to have extra guests sleeping in the apartment, if not indicated in the reservation.

Apartment Terms and Conditions:

We remind you that you will stay in a residential building, therefore we ask you respect the neighbours.
Parties are strictly forbidden in our apartments; if we receive complaints from the neighbours or should the police be called for playing loud music or excessive noise, you will be immediately evicted regardless the time of the day or night when this happens. This will also imply the loss of prepaid rent and deposit.



  • The owner may deduct from the security deposit a compensation (from 50€ to 300€) if a locksmith has to be called to open the door.

  • It is strictly forbidden to have extra guests sleeping in the apartment, if not indicated in the reservation.

  • The rubbish must be removed from the apartment and left outside on the street after 8pm or placed in the bins when available.

  • All lights, appliances, air-conditioning and heating must be switched off when not in the apartment.

  • All plates, cutlery and glasses must be washed and the apartment must be left in decent condition.

  • It is strictly forbidden to use more towels or sheets or open closed doors if not provided or authorized by our staff.

  • Towels must not be used to clean the kitchen, the floors or furniture.

  • Smoking is prohibited inside the apartments. It is allowed only in the external premises.

Owner’s Liability:

The owner shall not be liable for any direct or indirect damages that may arise as a consequence of the improper use of the apartment by the tenant, including without limitation, damages, insurance, and losses because of fires, robbery or criminal behaviour.

Should the damage deposit not be sufficient to cover the damage caused by the tenant or any other dependant guest, the tenant would have to pay the difference at the time of departure in cash. If not, it will be charged on the credit/debit card used to make the booking.
